24 WELLESLEY STREET WEST is an older building with larger than average units. It is a nice central location with a superior roof top terrace boasting a hot tub. There are very few units with balconies unfortunately. Also there is a large vacant lot to the south of the building which represents some concern as to future development of this land.
285 MUTUAL STREET is an above average, newer building with spacious units for the location. The corner suites offer a lot of natural light and good size balconies for entertaining.
319 MERTON STREET is also an above average, newer building more centrally located with a spectacular view of the cityscape from the south side of the building.
I’m interested in old buildings and their great spaces, rather than the new condos. There seems to be a trend lately that new buildings have units in which the bedrooms are too small, there’s not that great concept of space distribution that existed before.
You are right …. i personally have owned four condos downtown.
The older buildings are usually a much larger space but the “trade off” is the condo fees which reflect the maintenance upkeep of the older structures.
It’s good that you have units with balconies. I personally prefer those with balconies. It would be fun to spend time with friends and family friends and sharing a nice talk over cups of coffee in the balcony.
I love older buildings like 24 wellesley. Just looked it up, looks great.
Wellesley is a very nice street. It is close to Queen street, a very artsy community. If I had the choice I would choose the Wellesley building. I love the artistic and vintage aura.
I love the older buildings they’re beautiful and they’re always a classic. I would seriously consider purchasing one.
The older buildings do offer great value for the dollar as they are, in most cases, much larger than the new glass towers being constructed downtown. However watch out for the integrity of the building to avoid special assessments or significant annual condo fee increases!

My first purchase was a condo, I loved it, It was situated like an English Tudor village. The thing was, that as the years went by, I started to feel like I was paying two mortgages with the condo fee as it increased. The seven year itch hit me and I sold the place. I had bought it brand new, and the appreciation was great. One of my best real estate deals.
Check out condos in North York! There are a number of new condo developments. There are also many well-maintained older condos! The advantage of an older condo is the larger units. Though there may not be a large choice of amenities, why would you want to pay maintenance fees for something you may not even use? Newer building offer more udpated appliances and usually cover hydro and heat costs. Of course there are plenty of amenities. There’s definitely pros and cons to each condo building. Judge carefully and never hesitate to look at another unit to make the right judgement.
I agree with previous comments. The Wellesley Street condo is remarkable and you can’t beat the location. You would be right in the middle of a prime area with so much to offer. You don’t have to take a bus or a taxi, it’s right there at your doorstep!
Yes, location, location, all the way. For me that is really the only reason to purchase a condo in the city. It would have to fulfill the dream of being right in the heart of the area I most desire.
Having previously been a renter in a prime area of a city, I never got tired of it. Despite the street noise — which was my only real complaint — and the higher cost of living, it was worth it to live there, in every way.
